About my role as your Buyer Agent...
What are my responsibilities as your
Exclusive Buyer Agent?
I work for you, the purchaser, helping you complete a multi-step process that is beneficial to your investment goals, whether those are short term or long term.
Objectives:
To seek property that best fits your needs
To review pricing policies and trends pertinent to your investment
To help you analyze and select neighborhoods, schools, driving distances, and meet other requirements as needed
To negotiate on your behalf
To provide assistance and guidance with mortgages, insurance, warranties, inspection, repairs, surveys, appraisal, and closing considerations.
Provide Agency Information:
Explain real estate agency relationships in Georgia with regard to the type of service a Buyer may receive from a real estate agent.
Review the Georgia Association of Realtors Buyer Agency Agreement.
This agreement states starting and ending dates, how the buyer's agent is paid and the responsibilities of both parties - buyer and buyer agent.
Pledge absolute confidentiality to a Buyer when representing him/her
Counseling:
Understand the buyer's reasons for making this purchase
Assess the difference between wants and needs
Counsel the Buyer regarding financial qualifications
Help buyer accurately estimate a comfortable monthly expense
Assist the Buyer in finding and working with mortgage lenders
Advise the Buyer to seek legal counsel where appropriate.
The Property Search
Discuss preferences in size, areas, styles, age, floorplans
Develop a target property profile.
Search the real estate opportunities, including the Multiple Listing Service
(GA MLS), suitable foreclosures for bid ready buyers, and new homes (where appropriate).
Obtain property disclosures where available.
Inform the Buyer about problems identified by agent's assessment.
Prepare a comparative market analysis, to determine the property's fair market value.
Explain the choices available in each section of the purchase.
Prepare the offer to purchase in a manner which will protect the Buyers interest.
The Contract
Develop negotiation strategies with the Buyer,
including pre-set limits on key points of negotiation when the Buyer wishes to do so.
Counsel the Buyer regarding timing requirements in the contract.
The Property Inspection
Encourage Buyer to have a professional home inspection
Counsel Buyer about home inspections, and provide names of inspection services.
Encourage Buyer to be present during inspections.
Explain options available to Buyer regarding items in the inspection report.
When appropriate, notify the Seller/Seller's Agent in writing of inspectors' findings and the Buyers choice of any options available to the Buyer.
The Closing
Maintain contact with the closing attorney and mortgage company to insure that the Buyers interests are being protected.
Conduct a final walk through to verify repairs
Review the settlement statement with Buyer at or before closing.
Attend closing with Buyer and answer questions.
